Repairs arrive from everywhere
A text to one negotiator, an email to the branch, a call taken at the desk. The job exists in whoever's inbox caught it, and cover means forwarding threads.
Your tenants report through one link. Every job, quote and decision lives in one place instead of across three mailboxes. And when the contractor you always use cannot take it, we find someone who can.
Letting your own place rather than managing for others? There is a version for landlords.
A text to one negotiator, an email to the branch, a call taken at the desk. The job exists in whoever's inbox caught it, and cover means forwarding threads.
Ring round, leave voicemails, wait. Half the delay on a repair is not the work, it is finding out what the work will cost and when someone can go.
A landlord queries a bill or a tenant says they reported it weeks ago, and the answer is somewhere in a mailbox. From late 2026 the new ombudsman will want better than that.
Just the address and what kind of property it is. Each property gets its own permanent reporting link.
They open it on their phone, describe the problem and add photos. No app to install and no account to create, so it works for every tenant on your book.
The job lands in your account with the photos attached. Compare what comes back and accept the one you want. Nothing is agreed without you.
Only once you accept does the tradesperson get the address and the tenant's number. We text the tenant to say who is coming, so the two of them sort out a time without routing through you.
Invite the trades you already use and set your jobs to go only to them. Nothing changes about who you work with, only how the job reaches them.
A tradesperson you brought here pays no fee on your jobs, ever. We are not going to charge your plumber for work they were already doing for you.
Wrong trade, booked up, on holiday, or over your approval limit. One tap opens the job to every tradesperson covering that work in that area.
No subscription, no charge per property, no setup fee, no contract and no minimum number of jobs. You can add three properties, try it on one non-urgent repair, and walk away without having spoken to anybody in sales.
Tradespeople pay 2% of the job when they win it, capped at £10, and nothing to quote. The contractors you bring here pay nothing at all on your jobs, because they were already yours. We earn when we find you someone you did not already have, which is the only part we think you should pay for, and you do not pay for that either.
| Step | With Ace | Email, phone and a spreadsheet |
|---|---|---|
| A tenant reports a repairThe first five minutes of every job | One link, described with photos, and out to your contractors before you have read it | A text, an email or a call to whoever picks up |
| Getting a price | Quotes come back with the photos attached, from contractors who paid nothing to bid | Ring round, leave voicemails, wait for callbacks |
| Deciding who to trustFor the jobs your own people cannot take | A rating, reviews and past work on every quote | A recommendation and a gut feel |
| Arranging accessWhere most of the delay actually is | Your tenant is texted the name and number of who is coming, and the contractor contacts them directly | You relay times between two people who never speak |
| Who gets the tenant's number | Only the contractor whose quote you accept, once you accept | Every contractor you ring, before anyone has agreed anything |
| Answering a landlord six months later | Reported, quoted, approved and done, per property, with the photos and dates still attached | Somewhere in a mailbox, if the person who handled it is still here |
| Your own contractors | Keep them, and they pay nothing on your jobs. Nothing goes outside them unless you open it | Keep them, and keep doing the chasing yourself |
| What it costs | Nothing | Nothing, apart from the afternoons |
Compared against handling maintenance manually, which is how most of the independent agencies we have spoken to still do it. Not against a maintenance system you already pay for; if you have one of those, this is probably not for you.
Add a property, send its link to that tenant, and see what comes back. If it saves you an afternoon, add the rest. If it does not, you have lost ten minutes.
