I only have one property. Is Ace Services worth setting up?
If you have one property and no tradespeople you already trust, yes. Ace Services is free for landlords and adding a property takes about a minute, and the alternative is finding a plumber from scratch on the day something breaks. If you inherited a plumber along with the house, add them and send your jobs to them first.
What repairs am I responsible for as a landlord?
Under Section 11 of the Landlord and Tenant Act 1985, a landlord in England and Wales must keep in repair the structure and exterior of the property, and the installations for water, gas, electricity, sanitation, space heating and hot water. That applies to almost every private tenancy and cannot be signed away in the agreement. The tenant has to report the problem, and the landlord then has to fix it within a reasonable time. Ace Services keeps a dated record of when each problem was reported and when it was dealt with.
How quickly do I have to fix a repair?
The Landlord and Tenant Act says a reasonable time, not a fixed number of days, and what is reasonable depends on how serious the problem is. No heating in January is urgent; a dripping tap is not. The Renters' Rights Act gives the government the power to set fixed timescales for private landlords, so a dated record of when a problem was reported, and what you did about it, is worth having. On Ace Services that record is kept for you.
Do I have to use tradespeople I do not know?
No. Ace Services lets you add any tradespeople you already trust and set your jobs to go only to them. The wider network is there for the jobs they cannot take. Every quote from the network comes with a rating, reviews and past work, so you are not choosing on price alone.
Who gets my tenant's phone number?
Only the tradesperson whose quote you accept, and only once you have accepted. On Ace Services the tenant gives their own number when they report the problem, so you do not have to hold it. Nobody quoting sees the address or the number.
What does Ace Services cost a first-time landlord?

Not as reminders yet.
